Abstract

Investment plays an important role in the economic growth of a country. Over the past decades, there is more investment opportunities have been introduced to the world. More investment choices are introduced to the investors around the world such as bonds, unit trusts, stocks and shares, and real estate investment. For the last century, real estate has been a key component of the large institutional investment portfolios. There are quite a number of investors choose to invest in property or real estate than other investment vehicles. Real estate is one of the largest industries in a country. Real estate or property sector is deemed as the major sector in the economies and development of a country. The return for property investments are in a long-term gain and it hedges against the inflation. Property investment is a very profitable investment and can be in many forms including shopping centres, industrial, warehouse, apartments and residential and even raw land. The real estate investment could be in the form of direct or indirect through ownership, different types of partnership and investment trusts. Direct property investment is the direct ownership and purchasing of the property physically. Direct property ownership is required a huge capital to own and time to manage. This type of investment sometime may have higher profit than investing in REITs but it also requires investors with knowledge and resources such as money, time and expertise in the real estate business. The indirect property investment is able to eliminate many drawbacks of direct ownership and allows greater diversification in the real estate sector in enhancing the benefits of the asset class [1]. Every investment choice made by the investors shall be considered carefully based on their available capital, investment purpose and the way they can invest.
