Abstract

Urban redevelopment involving large mixed-use development, public buildings and infrastructure, all make for increases in land value for social advantage. It would add value to a society in terms of making contribution to the economy and sustainable communities. This would impact land values and tax yields for governments. However, public sectors alone could not be held responsible to provide financial gains in providing physical investments and urban redevelopment. There should be a mechanism on how to engage the private sectors to be involved in financing physical and development projects. This research will provide in depth exploration on value capture model to be incorporated as one of the policy tools for urban redevelopment. The outcomes from this research are to ensure that investments are phased with commercial and residential property and reducing the overall waiting time for amenity and infrastructure.
