Abstract

Housing forms an integral and essential part of the built environment. Urban housing is perhaps as diverse as the people living within them and the dynamics of housing market is usually reflecting on the diversity of socio-economics of that particular housing market area [1]. Therefore, it is crucial to distinguish the homogeneous or similar groups within a market to further understand the dynamic concept. This viewpoint leads to the concept of market segments or submarkets [2]. Technically, submarkets are identified to be groups of similar attributes or entities which are different from other groups. Wu and Sharma [1] further added that submarkets can be referred to as groups that are homogeneous within and heterogeneous with respect to other groups.
