Property development remains a lucrative industry gouging from the increase in the number of property developers and property developments. While successful property developments ore very beneficial to the socrety ond proftable to the developers, foilures in property developments would be otherwise detrimental. A significant port of the success of property development relies on the development process ~tself. As such this study aimed at Identifying the critical phases of the development procers which affects the success of property developments os well as examining the mojor factors influencing the phases of property developments occordrng to the perceptions of property developers rn Peninsular Malaysia The instrument of thrs study adapts the model from a study in the Unrted Kingdom based on the eventsequence development process model. The research questionnaire consists of two ports; to rank the phases according to their importance ond to examine the extent of the factors influencing the individual phoses. A total of 102 respondents were obtained and the results of the data were anolysed using frequency analysis. The ranking of Importance of the phmes gathered from the analysis enabled the rdentificotion of the crrticol phoses, whilst the degree of the foctors influencing the phoses were elicited and analysed using mean values. It was found that the differences of the levels of importonce between the phoses were marginal. Nevertheless, market study was ranked as the most important phase thus rndlcating the reliance on market study for successful property developments. The outcome of this study provides a reversefinding from existing ovollable literature
